CORE reports are a cost effective way to access CORE data for a designated product type and market area. With three different report types available for purchase, you can pick the one(s) most important to you. For those that are not data-inclined, reports make it easy for you understand emerging trends.

Complimentary to Data Contributors

  • Current inventory (number) of properties and units by service level in the defined market area. The defined market area will change as more properties contribute data.
  • Occupancy (for all properties and for stabilized properties) and mean actual rents, and total of rent+care service fees by service level.
  • Number of properties by type and summary of median monthly revenue, total expense, and net operating income (NOI) per unit by property type.
Financial Report

  • Mean and quartiles of revenue, expenses, net operating income, and operating margin per unit per year by property type.
  • Quartiles of labour as a percent of total expense by property type
  • Mean and quartiles of annual revenue, expense, net operating income, and operating margin per unit per year, and quartiles of labour as percent of total expense by property type and size of property in number of units.
  • Financial Details: upper and lower deciles, upper and lower quartiles, and median of financial details per unit per year (categorical and line items of financial statements) by property type.
  • Financial Trends: yearly time series of median total revenue, expense, net operating income, operating margin, median labour as a percent of total expense, median labour expense, median raw food costs, median property costs (property taxes and insurance), per unit per year by property type.

Quarterly Metrics: Inventory, Rents, Occupancy and Sales

  • Total number of units, additions, deletions, mean stabilized occupancy, and quarterly absorption of units by service level.
  • Mean and quartiles of actual monthly rent, care service fees, and rent + care service fees by service level. Quartiles of upfront fee (entrance fee, life lease, ownership) by property type.
  • List of properties in planning or under construction including information available such as: name, address, developer/owner, status, projected open date, number of units and property type.
  • Quarterly Time Series: Inventory of properties and units by service level. Inventory and percent change in inventory from previous quarter by service level. Occupancy by service level.
  • Quarter over Quarter and Year over Year percent change in median actual rent+care service fees by service level.
  • Quarterly Time Series: Actual rent, actual rent + care services fee by unit type and service level.
  • Sales Metrics: Median number of inquiries, first time tours, move-ins and move-outs for all properties and for stabilized properties by property type. Ratio of inquiries to first time tours, ratio of first time tours to move-ins, annual marketing expense, per unit for all properties and stabilized properties by property type.
  • Quarterly Time Series for Sales Metrics of Stabilized Properties by Type and Size of Property: Mean number of inquiries, inquiries as percent of total units, number of first time tours, number of first time tours as percent of total units, move-ins, and move-outs for stabilized properties by property type. Ratio of inquiries to first time tours, ratio of first time tours to move-ins of stabilized properties by property type.
  • Sales Metrics by Property Type and Number of Months Since Open Date in 3 Month Intervals up to 24 Months: Mean number of inquiries, inquiries as percent of total units, mean number of first time tours, number of first time tours as percent of total units, mean number of move-ins and move-outs by months opened and property type. Mean ratio of inquiries to first time tours, ratio of first time tours to move-ins by months opened and property type.
